ORDINANCE NO. 35
AN ORDINANCE OF THE CITY OF ATASCADERO
AMENDING SECTION MAP 12-0-33 OF THE OFFICIAL
ZONING MAPS OF THE CITY OF ATASCADERO BY
PLACING CERTAIIN PROPERTY IN THE R-4-D ZONE
THE CITY COUNCIL OF THE CITY OF ATASCADERO ORDAINS as follows :
' Section 1. -Council Findings
After conducting a public hearing, the City Council finds and
i determines that:
1. The project will not have a significant adverse effect
upon the environment and preparation of an Environmental
Impact Report is not necessary. However, it will be
necessary to introduce certain mitigation measures into
the project to minimize potential minor adverse effects .
2 . The recommended rezoning is consistent with the Profes-
sional Office designation by the- 1980 Atascadero General
' Plan
Based upon these findings, a change of zone from R-1-B-2-D to R-4-D
with the "D" to mean:
1. Development of the property shall be limited to profes-
sional offices, single family dwellings, public parks
and playgrounds, home occupations, personal services
and public utility offices.
2 . Provision shall be made to develop a suitable screening
buffer which may include landscaping, fencing, and similar
between any office development and surrounding residential
uses.
3 . Access shall be provided to the property only from Morro
Road.
Section 2 . Zoning Change
Map 12-0-33 of the Official Zoning Maps of the City of Atasca-
dero on file in the City Planning Department is hereby amended to
reclassify the following described property from R-1-B-2-D to R-4-D:
' Lot 24 in Block RB of Atascadero Colony, in the City of
Atascadero, County of San Luis Obispo, State of California,
according to the map recorded October 21, 1914 , in Book 4 ,
at Page 1 of Maps.

Section 3 . Zoning Map
Map 12-0-33 of the Official Zoning Maps of the City of Atas-
cadero on file in the City Planning Department is hereby amended
as shown on attached Exhibit "A" which is hereby made a part of
this ordinance by reference.
Section 4 . Publication
The City Clerk shall cause this ordinance to be published
once within fifteen (15) days after its passage in the Atascadero
News, a newspaper of general circulation, printed, published and
circulated in the City in accordance with Section 36933 of the
Government Code; shall certify the adopting and posting of this
ordinance and shall cause this ordinance and this certification
together with proof of posting to be entered into the Book of
Ordinances of this City.
Section 5 . Effective Date
This ordinance shall go into effect and be in full force and
effect at 12 :01 a.m. on the 31st day after its passage.
The foregoing ordinance was introduced on February 23 ,
1981 and adopted at a regular meeting of the City
