The Commission may take action to direct the staff to place a matter of business on a future agenda) CONSENT CALENDAR (All items on the consent calendar are considered to be routine and non -controversial by City Staff and will be approved by one motion if no member of the Commission or public wishes to comment or ask questions) 1. APPROVAL OF MINUTES OF THE REGULAR PLANNING COMMISSION MEETING ON DECEMBER 4, 2001. 2. APPROVAL OF THE PLANNING COMMISSION MEETING SCHEDULE FOR 2002. 3. ACCEPTANCE OF FINAL MAP FOR LLA 2001-0029: 8295 CURBARIL. PUBLIC HEARINGS (For each of the following items, the public will be given an opportunity to speak. After a staff report, the Chair will open the public hearing and invite the applicant or applicant's representative to make any comments. Members of the public will be invited to provide testimony to the Commission following the applicant. Speakers should state their name and address for the record and can address the Commission for five minutes. PROJECT TITLE: TENTATIVE PARCEL MAP 2001-0026 Applicant: Paul G. and Debra M. Lamouria, 3125 Ardilla Road, Atascadero, CA 93422 Project 3125 Ardilla Road, Atascadero, CA 93422, San Luis Obispo County APN 050-071-008 Location: Project A proposed subdivision of an existing 5.28 acre lot into two parcels 2.75 acres and 2.53 Description: acres each. The site is currently developed with a single-family residence and several small accessory structures. The existing improvements will be confined to one lot allowing the new lot to be developed with a single-family residential use. The property will be served by an on-site sewer system (septic) and water is available from Atascadero Mutual Water Company. The site is zoned Residential Suburban (RS minimum lot size 2 1/2 - 10 acres based on calculation) with a minimum lot size of 2.53 acres based on the RS minimum lot size calculations. General Plan Designation: Suburban Single Family; Zoning District: Residential Suburban Environmental PROPOSED NEGATIVE DECLARA TION 2001-049: Based on the findings of the Determination initial study, the Community Development Department recommends that the Planning Commission find that no significant harm would come to the environment from approval of this project, with the incorporation of the proposed mitigation measures. The proposed Negative Declaration is available for public review through December 18, 2001 at 6500 Palma Avenue, Community Development Department, Room 104, from 8: 00 a. m. to 5: 00 p. m., Monday through Friday. 5. COMMUNITY DEVELOPMENT STAFF REPORTS COMMISSIONER COMMENTS & REPORTS ADJOURNMENT The next regular meeting of the Planning Commission will be January 15, 2002 at City Hall in the 4th Floor Rotunda, 6500 Palma Avenue, Atascadero. Please note: Should anyone challenge in court any proposed development entitlement listed on this Agenda, that person may be limited to raising those issues addressed at the public hearing described in this notice or in written correspondence delivered to the Planning Commission atlor prior to this public hearing.
