Speakers are limited to five minutes. Please state your name and address for the record before making your presentation. The Commission may take action to direct the staff to place a matter of business on a future agenda) CONSENT CALENDAR (All items on the consent calendar are considered to be routine and non -controversial by City Staff and will be approved by one motion if no member of the Commission or public wishes to comment or ask questions) 1. Approval of minutes of the regular Planning Commission meeting of November 2, 1999. 2A. Final Map 99012 conformity advisement to Community Development Director. Staff recommends that the Planning Commission advise the Community Development Director to make a determination that the proposed Final Map 99012 is in substantial conformance with the approved Tentative Parcel Map 99012. PUBLIC HEARINGS (For each of the following items, the public will be given an opportunity to speak. After a staff report, the Chair will open the public hearing and invite the applicant or applicant's representative to make any comments. Members of the public will be invited to provide testimony to the Commission following the applicant. Speakers should state their name and address for the record and can address the Commission for five minutes. After all public comments have been received, the public hearing will be closed, and the Commission will discuss the item and take appropriate action(s)) 2. LOT LINE ADJUSTMENT 99012 and VARIANCE 99001— 5005 San Jacinto Avenue/4980 Dulzura Avenue A proposed lot line adjustment to adjust the line between two lots and a variance to allow the reduction size of a legal non -conforming lot. The purpose of the lot line adjustment is to facilitate the relocation of the rear lot line to correct a historical and geographical use problem that exists due to the location of an existing structure on the property line. The General Plan Designation is Moderate Density Single Family (MDSF) and Zoning District is Residential Single Family, minimum lot size 1 acre with sewer and 1 % acres without sewer (RSF-Y). ENVIRONMENTAL DETERMINATION: Class 5 Categorically Exempt (Class 5, exemptions include minor lot line adjustments). Staff Recommendation: Adopt Resolution No. PC 1999-057, thereby .finding that the project is exempt from California Environmental Quality Act (CEQA) under Class 5, categorical exemption for a minor change in land use limitations, occurring on property with an average slope under 2001o, and approve Lot Line Adjustment #99012 and Variance #99001, allowing an adjustment of lot lines between two existing lots and reducing the size of a legal non -conforming lot, subject to the Conditions of Approval.
