CALL TO ORDER — 4:00 p.m.
Chairperson Fonzi called the meeting to order at 4:00 p.m.
ROLL CALL
Present: Committee Member Kelley, Committee Member Ward, Committee
Member Cooper
Absent: Chairperson Fonzi and Committee Member DeCarli
Recording Secretary: Community Development Director Warren Frace
Staff Present: Warren Frace, Community Development Director
Callie Taylor, Associate Planner
Others Present: Jerry and Linda Taft, Property Owners
Robert Park, Architect
APPROVAL OF AGENDA
MOTION: By Committee Member Ward and seconded by Committee
Member Cooper to approve the Agenda.
Motion passed 3.0 by a roll -call vote. (Fonzi, DeCarli Absent)

be approved by one motion if no member of the Committee or public wishes to comment or ask questions.)
1. APPROVAL OF THE ACTION MINUTES OF JANUARY 12, 2012.
MOTION: By Committee Member Ward and seconded by Committee
Member Cooper to approve the minutes.
Motion passed 3:0 by a roll -call vote. (Fonzi, DeCarli Absent)
DEVELOPMENT PROJECT REVIEW
2. PLN 2012-1428,99 CENT ONLY STORE IN VONS SHOPPING CENTER
DRC review of proposed fagade improvements for new 99 Cent Only Store at the Vons
Shopping Center.
Associate Planner Taylor presented the staff report. Issues included the following:
1. Trellis on flat walls (applicant ok)
2. Extra signage ok on front.
3. Remove rear sign (no signs facing residential) (applicant ok no rear sign)
4. Landscape.
PUBLIC COMMENT
Jerry Taft comments:
- Worried about losing parking with planters. Likes Italian Cypress.
Committee Member Kelley:
- Keep parking as is.
- Water in back?
- Don't need additional landscape in front.
Committee Member Ward
- Couple of nice trees ok with proper planter.
- Likes trees along frontage.
- Parking lot stripes diagonal vs. perpendicular.
- Blue awnings may not fit center.

- Rear of lot needs screening.
Applicant
- Masonry enclosure will be added for trash.
Committee Member Kelley
- 3 foot rear planter along rear with applicant to work out details with staff.
Committee Member Ward
- Rear doesn't look so good.
MOTION: By Committee Member Kelley and seconded by Committee
Member Ward to approve the following:
• front trellis
• no tree wells in front
• keep Italian Cypress
• addition sign area ok
• no rear sign
• 3 foot in ground planter w/hedge at rear
• no vehicular obstructions, subject to staff and applicant
• subject to staff and applicant coordination.
Motion passed 3:0 by a roll -call vote. (Fonzi, DeCarli Absent)
