The proposed building would be located approximately ten feet to the South -East of the main trunk of the tree. The area within the drip -line would potentially be a high pedestrian traffic area. The tree is mature and is currently in decline. Severe heart rot is evident in the main trunk. Past pruning cuts are not healing properly. Bee hives and woodpecker nests are present in the scaffold branches indicating structural defects. Any preventative pruning would most likely not eliminate the failure hazards presented by the tree. In order to develop this lot, removal is suggested. Attempts to mitigate potential hazards would not be sufficient to protect life or property.
